PCS (Permanent Change of Station) season can feel like a full-contact sport. As Compass Military, we’ve moved thousands of Soldiers, Marines, Sailors, Airmen, Guardians, and Coasties—plus the families who truly run the show. Below are the most common pitfalls we see and simple, battle-tested ways to stay ahead.
1) Waiting too long to lock in housing
The miss: Starting home search or rental scouting after orders drop instead of when you have a projected report date and know inbound/outbound status. Inventory near bases moves fast, especially for pet-friendly, fence-ready homes.
Quick fix
- Start a housing consult the week you receive verbal orders; update once orders are official.
- Share your report date, dependent status, HHG vs. PPM/DITY plan, pets, and ideal commute gate.
- If buying with a VA loan, pull your COE (Certificate of Eligibility) early with your lender or directly through the VA: How to Apply for a COE.
- Ask us about sight-unseen workflows (video tours, inspection strategies, and a clean POA if a spouse will sign).
2) Confusing TLE vs. TLA and mis-timing temp lodging
The miss: Blurring TLE (Temporary Lodging Expense; CONUS) and TLA (Temporary Lodging Allowance; OCONUS) or assuming the number of reimbursable days is the same everywhere.
Quick fix
- Verify which benefit applies and how many days you rate. Rules live in the Joint Travel Regulations (JTR); TLE specifics are published by DFAS. TLA program guidance for OCONUS is here: Defense Travel TLA FAQ.
- Book cancellable lodging within your allowed window; keep itemized receipts.
- Put temp lodging dates on your PCS timeline so your closing date/lease start lines up with checkout.
3) Underestimating HHG weight (and admin reductions OCONUS)
The miss: Bumping against your Household Goods (HHG) weight allowance—especially with POV add-ons, outdoor gear, or when moving OCONUS where administrative weight reductions may apply.
Quick fix
- Check your rank/dependency allowance and consider a split shipment if needed.
- Purge heavy items before pack day; don’t ship liquids or banned items.
- For PPM/DITY, get certified empty/full weight tickets and keep them safe. Official guidance: Military OneSource — PPM (DITY).
- When OCONUS, ask your transportation office about any administrative weight reductions that override your baseline allowance.
4) Choosing PPM/DITY without the paperwork discipline
The miss: Opting for a PPM (Personally Procured Move) to capture reimbursement, but missing approvals, weight tickets, or receipts—killing your payout.
Quick fix
- Get written approval before you self-move.
- Use certified scales, maintain a move binder (orders, approvals, tickets, receipts), and take dated photos of the loaded truck.
- Reimbursements follow the JTR; read the rate basis and required docs before you haul.
5) Assuming the VA appraisal is a home inspection
The miss: Believing the VA appraisal is a full inspection. It isn’t. The appraiser checks value and Minimum Property Requirements (MPRs); that won’t replace licensed inspections.
Quick fix
- Order a general home inspection (plus roof, sewer, well/septic, or WDO as local conditions warrant).
- Budget for repairs tied to MPRs (peeling paint, handrails, utilities active, safety items). VA references: VA Lender’s Handbook (MPR/Appraisal).
- Know who pays what in your contract and tie deadlines to the report date and TLE/TLA window.
6) Forgetting the funding fee math (or exemption proof)
The miss: Writing offers assuming “zero out-of-pocket,” then being surprised by closing costs or the VA funding fee if not exempt.
Quick fix
- Confirm exemption status (e.g., service-connected disability) via your COE.
- If you’re not exempt, decide whether to finance the funding fee or pay at closing. Overview: Funding Fee & Closing Costs.
- Negotiate seller credits and shop third-party fees; avoid any lender quoting “guarantees.” (Education only; lenders provide actual figures.)
7) Not aligning closing, possession, and HHG delivery
The miss: Closing after you’ve burned through TLE days—with HHG arriving before you own the home or after lodging ends.
Quick fix
- Back-plan from the report date:
- Under-contract date →
- Appraisal ordered immediately →
- Inspection window →
- Loan clear-to-close →
- Closing 5–10 business days before HHG delivery →
- Possession same day or next morning.
Build in buffer days for delays (surveys, condo questionnaires, underwriting).
8) Ignoring gate traffic and spouse commute realities
The miss: Falling in love with a house that’s 15 minutes from the base as the crow flies, but 50 minutes through the wrong gate at 0700. Or choosing a perfect school district that wrecks a spouse’s commute.
Quick fix
- Map peak-hour drives to your duty gate and spouse’s job.
- Ask about restricted gates, visitor center traffic, and school enrollment cutoffs.
- Use our neighborhood brief to balance schools, gates, and commute with housing fit.
9) Overlooking POV shipping/storage rules
The miss: Assuming the government will ship multiple vehicles CONUS or that any OCONUS location ships every POV, every time.
Quick fix
- Know the difference: CONUS typically no POV shipping; OCONUS usually one POV is authorized to ship (location policies vary).
- Book vehicle appointments early and verify drop-off inspection requirements at the official portal managed by USTRANSCOM: PCS My POV.
10) Skipping renters insurance or under-documenting HHG
The miss: Declining renters insurance and failing to photograph belongings. If something breaks, you’re stuck debating value from memory.
Quick fix
- Maintain renters insurance (personal property + loss-of-use).
- Before pack-out, take a room-by-room video, zooming in on serial numbers and condition.
- Keep a small “do not pack” tote (docs, meds, orders, receipts, weight tickets).
11) TRICARE and school transitions left to the last minute
The miss: Waiting to move your TRICARE enrollment, pediatricians, EFMP coordination, or school records until after arrival.
Quick fix
- Switch your TRICARE region/PCM proactively via TRICARE Plans.
- Hand-carry immunization and IEP/504 records; confirm school registration windows and required proofs of residence.
12) Misusing the BAH calculator (or guessing amounts)
The miss: Budgeting off a rumor. BAH (Basic Allowance for Housing) changes annually by ZIP, paygrade, and dependent status.
Quick fix
- Use the official calculator from the Defense Travel Management Office (DTMO); never rely on memory or third-party charts.
- Build a monthly budget with mortgage/rent, utilities, commute, and insurance—then add 5–10% cushion for new-to-area surprises (deposits, trash, water, HOA).
13) Not securing a clean, specific POA
The miss: Using a generic POA that won’t pass underwriting or title for a home purchase.
Quick fix
- Ask your lender and title company for their POA language before deployment or TDY.
- Execute the POA with sufficient time for notarization and couriering originals if required.
14) Pet policy problems
The miss: House-hunting like you don’t have a 75-lb Lab or three cats. Many rentals cap weight, breeds, or total pets; some HOAs limit fence types.
Quick fix
- Filter listings by pet policy first.
- Budget for pet deposits/fees; add “fence-ready yard” to must-haves.
- For OCONUS, verify quarantine or vaccination rules early.
15) Over-promising the timeline to your command—and your family
The miss: Telling your unit you’ll be “in quarters” next week, then discovering appraisals, HOA docs, or on-base waitlists don’t move at your pace.
Quick fix
- Communicate realistic milestones to your leadership and spouse.
- Share one living PCS tracker (dates, tasks, receipts). We’ll supply a template.
